Understanding Who Represents the Seller’s Best Interest
In the vast majority of home sales, the buyer is legally represented by a real estate agent – generally referred to as a buyer agent. It is the buyer’s agent who is obligated to serve the buyer’s best interest when negotiating the purchase of your home. As a seller, you must have experienced and competent representation.
Not Happy, Don’t Pay
We are fully committed to providing professional real estate guidance in the sale of your home. The typical listing contract provides that the real estate commission is earned when a buyer is ready, willing and able to purchase the home. Generally, this means once the purchase contract is ratified then the seller is obligated to pay the full commission at time of closing. We disagree with this standard industry principle. We think the commission is fully earned when the seller is 100% satisfied at time of closing. We guarantee your satisfaction. If you are not 100% satisfied with our service then you do not pay the balance of the listing commission. Yes, this is a written guarantee.
Many companies require either a 60- or 90-day notice to cancel the listing contract. With TCB Realtor, you may cancel the listing agreement with 24-hours notice, at any time, for any reason.
We are not a discount brokerage; however, we will save you thousands of dollars in commission. Simply stated, we don’t think you should over pay for real estate services. We estimate that, on the average, a real estate agent earns between $400 -$500 per hour for listing commissions. If you think this is a reasonable hourly rate, then we will represent you hourly with a cap. Or we will represent you on a percentage plan – either way you win. We will provide professional real estate services for far less, and guarantee you are satisfied or you don’t pay.
For Sale by Owner
We do not disparage the concept of saving commission dollars by selling your home yourself. We will work with you to allow and customize a program for you which will provide you the security of professional representation while saving you thousands of dollars in commission.
Your Home’s Value
We will provide you with a complete market analysis to answer two questions – how much is my home worth and how long should it to sale. Prior to listing your property, we will prepare a thorough analysis of comparable properties that have sold or on the market. We will explain the data and help you to arrive at an attractive asking price. Request a free home evaluation.
Preparing your Home for Maximum Sales Price
We will help to identify potential items which you may wish to “spruce up” prior to putting your home on the market. Investing money to update items such as paint, light fixtures, landscaping, and flooring can result in a higher price and a faster sale. Too often, sellers either don’t have the time or money to address these issues. We can help. We can recommend local professionals to do the work.
We have a full-time marketing specialist who mixes social media with traditional marketing methods to ensure your home reaches potential buyers wherever they might be looking. Your listing will be featured on our website as well as the Bright MLS, Realtor.com, Zillow, Trulia, and hundreds of other home search sites.

We employ experienced full-time professional photographers to produce high quality photos and/or video to showcase your home.
